How do you reach us?

Call (425) 358-4365. Whether you manage an office building, run a restaurant, sit on an HOA board or operate a warehouse, the call is free and there's no obligation. If water is actively coming in, say so at the start of the call. Then shut off the water if you can do so safely, and keep people away from wet electrical equipment.

Not sure what kind of leak you have? Our symptom checker matches common signs to the right service, and the commercial leak detection page explains how sources are confirmed without tearing things apart.

What should you have ready when you call?

  • The property address and building type: office, retail, restaurant, industrial, multi-family or HOA.
  • Where the water appears and roughly how large the wet area is.
  • When it started, and whether it happens in rain, in dry weather, or a day or two after storms.
  • Whether the water has been shut off, and where the shutoff is.
  • Photos or video with timestamps.
  • Who approves work: owner, property manager, tenant or board.

Managing several buildings?

Property managers and facility teams with multiple sites can call about each building as issues come up. Mention the property name and address each time, and keep the source reports you receive in one place. Over time that history shows which roofs, lines and systems keep failing, which helps when you plan capital repairs and talk to owners about budgets. HOA managers can do the same for each building in a community, which makes reserve planning and owner communication much easier.

What if it's an emergency?

Call right away and say it's an emergency. While you wait, follow the first-15-minutes steps on our emergency commercial leak repair page. For fire sprinkler discharge, follow your building's fire safety procedures and contact your alarm monitoring company.

Bothell Leak Pros is a free referral service that connects callers with independent local leak repair providers. We don't perform repairs ourselves.
